Realtor Fees Explained
What Calgary sellers actually pay in commission, and what it covers
What Do REALTOR® Fees Actually Cost in Calgary?
Most sellers want a straight answer before they call anyone. Here is how commission normally works in Alberta, what it pays for, and roughly what it comes to on a typical Calgary sale.
The Common Alberta Structure
Alberta does not have a set or regulated commission rate — every brokerage sets its own, and it is negotiable. That said, the structure most Calgary sellers encounter is tiered:
7% on the first $100,000 of the sale price, then 3% on the balance.
That total is typically shared between the listing brokerage and the brokerage that brings the buyer, and 5% GST is added on top.

What the Commission Pays For
Pricing your home against real comparable sales. Professional photography and video. Digital advertising and social media promotion. Exposure on the MLS® and across our network of Calgary real estate websites. Showings, feedback and open houses. Negotiating the offer, managing conditions, and coordinating with lawyers and lenders through to possession day. It also covers the portion paid to whichever brokerage brings your buyer.
